Practical information for a good living environment in BRF Irländaren.

Subletting

May be granted for a limited time and always requires the board’s prior approval.

The association may approve subletting if you will work or study elsewhere. Trial living elsewhere is also an accepted reason. Maximum sublet period is one year.

Apply in writing using the form below. Send the completed form to Nabo. The board will handle your application at an upcoming meeting.

Fees

The monthly fee is each apartment’s share of the association’s common costs. Pay no later than the date on the Nabo invoice. Late payment incurs a reminder fee. Contact Nabo, https://portal.nabo.se, for more information.

Balcony

Barbecuing on the balcony is not allowed. Flower boxes must hang on the inside. Avoid litter on the balcony — wind blows it onto neighbours.

Prams

Prams must be stored in the designated areas in the basement and must not block access or passage.

Living environment

We live in a housing association, not a rental building. Some engagement is expected, for example board work. Membership means a chance to influence the association and a shared responsibility for order and comfort.

Homeowner insurance add-on

Often called “bostadsrättstillägg”. The association has already taken out this cover for all apartment owners with Gjensidige.

Smoke alarms / fire extinguishers

Smoke detectors should be installed in several rooms in the apartment. Residents should have a fire blanket and a fire extinguisher. The fire department recommends a smoke detector in, or immediately adjacent to, every room where someone sleeps.

Broadband, TV and telephony

The building is connected to the city fibre network via Zitius and to ComHem. Residents choose their own operator. Report faults to your operator.

Budget / annual accounts

The financial year is the calendar year. The financial statements and annual report are published on the website in connection with the notice of the association’s annual general meeting.

Bicycles

Bicycles must be stored in the designated bicycle racks in the basement.

Dishwasher

Dishwashers must be installed by a qualified professional. See also the section Water/drainage.

Property service / fault reports

Report faults to Nabo 010-288 00 26 weekdays 07:00–16:00 or at https://nabo.se/felanmalan. For urgent faults after hours that cannot wait (e.g. electrical fault or water leak), call the same number for the emergency service.

Parties

Show consideration and preferably notify neighbours in advance. Later in the evening, keep the volume lower. See our house rules.

Moving

Furniture, packaging and bulky waste must not be left outside stores, in common areas or in the refuse room. Clearance and removal will be charged to the apartment owner.

Storage

Each apartment has a basement store and a cold-storage locker. Mark your store with the apartment number and keep it locked. Flammable material is not allowed. Basement corridors are escape routes and must be kept clear.

Fireworks

Fireworks are not allowed on balconies or in the courtyard.

Apartment Sale

Inform the board of a sale. Approval of new members is handled at board meetings. Ask brokers to use the information on this website first. Primary broker contact is the chair.

Management

Economic management is handled by Nabo. Contact https://portal.nabo.se about fees and invoices.

Garage and Parking Spaces

Dogs and pets

Pets must be kept on a lead within the residential area and must not roam free in stairwells or basements. Never flush cat litter — it sets like cement in the pipes. Dogs are walked outside the association’s grounds.

Courtyard

Garden furniture and barbecues are available for members and guests. Clean up after yourselves; return furniture and grills. Do not leave cigarette butts or ash. Shared courtyard clean-ups are held each spring and autumn.

Name plates

The caretaker (Nabo) provides name plates for the entrance board and door on move-in. Keep the stairwell tidy — avoid paper notes on doors and boards.

Keys

The seller of an apartment hands over all keys and entrance tags to the buyer.

Renovation

For larger renovations (bathroom, layout changes, etc.) fill in the form on the website and obtain board approval. See Renovations.

Entrance and door phone

Ensure the door closes. Do not hand out keys/tags unnecessarily.

To be listed on the door phone, contact Nabo with name, entrance, phone number and apartment number.

To open when a visitor calls, press 5 on your phone.

Between 20:00 and 07:00 visitors must enter the stored phone number.

Smoking

Smoking is forbidden in all common areas (laundry, stairwells, basement). Be considerate; do not smoke at the entrance (smoke enters upper flats via air intakes). Avoid smoking on balconies if it disturbs neighbours. Do not leave butts in the courtyard.

Pests

Contact the association’s insurer Trygg-Hansa (agreement with Nomor) on 0771-122 300. Also inform the board. Tips: nomor.se.

Waste

Household waste goes in the bins at entrances 79 and 65 or in the recycling room. Unlock bins with your entrance key. Tie bags. Never leave bags in stairwells.

Recycling bins are in the courtyard recycling room (plastic, glass, paper packaging, newspapers, batteries, lamps, metal).

Cardboard and packaging must not go in ordinary waste bags. Hazardous waste goes to a municipal recycling station. Construction waste must not go in the recycling room — take it to a recycling centre the same day (e.g. big bags).

Statutes

The association’s rules are in the statutes.

Board

The board is elected yearly at the AGM and handles ongoing property maintenance. Meetings are usually monthly. For questions and cases, contact Nabo. See Board.

Board information

News is on the website under News. Sometimes information is also put in letterboxes or on notice boards.

Cleaning

Stairwells are cleaned twice a week (Tue and Fri) by an external contractor. Basement corridors are also cleaned.

Security

Ask unknown people who they are visiting. Always close doors to common areas (laundry, basement).

Newspapers

There is a newspaper bin in the refuse room — not for bulky waste or packaging.

Washing machine

May be installed following plumbing rules (see Water/drainage). Only in rooms with a floor drain.

How do I book?

Book on the digital panel, via browser, or via app. Instructions:

Credentials:

The laundry is in the basement at Holbergsgatan 75. Your slot includes one hour of drying after washing. Up to twelve bookings per month; after starting machines you may book more if free. Last slot ends at 22:00 when the room locks.

Use a wash bag for underwired bras. Prefer eco detergent; do not overdose. Clean machines, dryer filters and drying cabinets. Close windows. No smoking. Children only with an adult. No dyeing clothes; avoid strong fragrances.

Report machine faults to Nabo. Use at your own risk. Open the door carefully — the door stop has been repaired several times.

Maintenance

The association maintains what is not the owner’s responsibility under the statutes. Owners always answer for their own installations and those installed by previous owners.

Water/drainage

Work on water and drainage may only be done by qualified persons. If there are no shut-off valves in the apartment, parts of the building may need to be shut off. Faults can affect other flats. Fit shut-off valves on incoming water at the owner’s cost if missing. Report drainage, tap, WC or radiator drip faults immediately to Nabo.

Annual general meeting

Usually in May. Notice is posted in the entrances. Motions must arrive by 28 February (see statutes). Attendance matters — the AGM is your chance to influence the association.
